Who it's for

Who we help buy, every week.

  • First-time buyers who want to know what they can afford before they shop
  • Repeat buyers comparing conventional against FHA or VA
  • Buyers with a small down payment or gift funds
  • Anyone who wants one loan officer from pre-approval to closing
How it works

Three steps from here to closing.

Pre-approval

A short application and a soft look at credit. You get a real number to shop with.

Shop with confidence

Your loan officer updates the numbers as you find homes and structures the offer to win.

Close

Appraisal, underwriting and closing handled by the same team, typically inside 30 days.

What you'll need

Requirements at a glance.

  • Two years of income history (or a strong explanation for gaps)
  • Credit score from 580 depending on the program
  • Down payment from 0% to 5% depending on the program, gifts allowed
  • Debt-to-income ratio within program limits
  • Funds for closing costs, or seller credits and lender credits to cover them
Straight talk

The upside, and what to weigh.

Why people choose it

  • One application covers every program, so you are not re-applying to compare
  • Down payment assistance can be layered on most first-time buyer loans
  • Rate locks available once you are under contract

Things to consider

  • The cheapest program is not always the lowest rate, so compare the total cost
  • Pre-approval is not a commitment until the property and appraisal are in
Common questions

Asked on almost every first call.

How much do I need for a down payment?

VA and USDA start at 0%, conventional at 3% for first-time buyers, FHA at 3.5%. Closing costs are separate and can often be covered by seller or lender credits.

How long does pre-approval take?

Usually the same day. You share income, assets and consent to a credit check, and your loan officer sends the letter once the numbers check out.

Which program is best?

It depends on your credit, down payment, the property and how long you plan to stay. That comparison is the first thing we do on a call.
